What the landlord visit covers
The legal safety check and a full boiler service are different jobs. Warmaway explains the distinction so you can book what the property actually needs.

A CP12 is the older name still commonly used for the Landlord Gas Safety Record. It is supplied after a Gas Safe registered engineer has completed the required checks on the gas appliances and flues provided at the rental property.

The engineer records the appliances and flues examined, the checks carried out, any safety defect found and the remedial action taken. The inspection considers safe operation, flue performance, ventilation requirements and relevant safety devices.

A gas safety check is not the same as a full boiler service. Warmaway can arrange the annual check, add boiler servicing to help reliability and efficiency, support repairs and discuss future reminders or maintenance care for one property or a wider portfolio.

Planned servicing can identify developing issues, support efficient operation and reduce the chance of an avoidable breakdown disrupting the tenant. It also keeps the condition of the appliance visible instead of waiting for a fault to reveal it.
